The description states that the house was renovated in 2025 and sits in a gated condominium, approximately 200 metres from the sea. It describes a 14 m² private terrace facing communal green areas and a 21 m² covered private parking space. Those details explain more than a general promise of an exceptional lifestyle.
Three editorial decisions
A useful review should identify a small number of changes a seller can actually make:
- Bring the renovation year and approximate distance from the sea into the opening, rather than adding more adjectives to an already descriptive title.
- Keep the private terrace separate from the shared green areas. Describe the parking as covered parking, without turning it into an enclosed garage.
- Check the labels attached to floor areas before repeating them across the description, portal fields and translations.
A proposed opening
Suggested English copy: “Three-bedroom terraced house renovated in 2025, in the gated Vigias da Arriba condominium in Santa Cruz, approximately 200 metres from the sea. The 14 m² private terrace faces the communal green areas, and the property has covered private parking.”
The next paragraph can explain the layout: living and dining room with access to the terrace, separate equipped kitchen and guest WC downstairs; three bedrooms upstairs, including one en-suite bedroom, plus another bathroom. This gives the reader a simple route through the home.
This is a proposed alternative to the published opening. It does not establish a walking time to the beach, direct beach access or a sea view, none of which should be inferred from the distance alone.
One check before reusing the area figures
The saved description identifies 143 m² as área bruta privativa, while the portal’s feature summary labels 143 m² as usable area. These are different labels. The terrace’s 14 m² also appears in a plot-area field in the saved listing.
Before republishing, compare the underlying property records with the portal’s available fields and agree the correct wording. This review does not verify the property documents or establish which field should change. Until that check is complete, the proposed opening leaves out the disputed area labels.
Let the photos explain the same features
The lead photograph in the saved listing shows the living room and its glazed doors towards the terrace. It supports the connection between the indoor and outdoor spaces described in the text.
For a revised photo sequence, we would follow that image with a clear terrace view, the kitchen, bedrooms and bathrooms, then the parking and shared areas. This is a suggested sequence, not an audit of the complete gallery. Captions should distinguish private spaces from communal ones.
