How does the selling process work?
Send the property details, your timing and the support you need. We review the request and propose a service. You receive the written terms before signing or paying. Once the required checks, agreements and any upfront payment are complete, we prepare the listing, publish it and handle buyer enquiries.
What is included in the €499 Online Sale plan?
For one accepted property, IMOJA prepares the listing, optimises suitable owner photographs and publishes across six included channels for 90 days: Idealista, Imovirtual, OLX, CustoJusto, Kyero and imoja.pt. Each third-party portal applies its own rules and may reject or remove a listing. IMOJA handles resulting buyer enquiries and passes viewing requests and offers to the owner. The service also includes a document checklist and a private sale workspace in My IMOJA. The owner hosts the viewings.
Why pay €499 instead of advertising the property myself?
You can advertise it yourself. The €499 fee pays IMOJA to prepare the listing, manage publication and respond to enquiries across the included channels. You supply accurate property details and photographs, host viewings and decide which offers to accept.
When do I pay the €499 fee?
The initial property review is free. If you decide to proceed, you receive both agreements before signing. The service starts after the required signatures and payment of €499 including VAT. The 90-day publication term starts with the first publication.
What happens if the property does not sell within 90 days?
You may extend listing publication and the Online Sale services for another 90 days for €499 including VAT. If a Completion Support client accepts an offer and notifies IMOJA during the active 90-day term, the post-offer coordination and one included attendance continue for that transaction until its final transfer signing or termination, even if the publication term ends. A sale is not guaranteed.
Does the contract renew automatically?
No. Five days before the 90-day publication term ends, IMOJA sends a reminder and offers you the option to extend. Without express written acceptance, publication and the ordinary Online Sale services end on the stated date; silence never counts as renewal. The accepted-offer continuation expressly included in the €999 Completion Support plan is not an automatic renewal.
Is the €499 fee payable only if the property sells?
No. It is the total price, including VAT, for the 90-day Online Sale service; it is not conditional on a completed sale. The agreement shows the payment date before you sign. Full-Service Sale is a different service in which IMOJA hosts viewings and handles negotiation for a percentage fee.
Why does the plan last 90 days?
The 90-day period covers the launch and the first round of buyer enquiries and feedback. It starts with the first publication. It is a service term, not a prediction of when your property will sell.
Who conducts the viewings?
You host viewings with both the €499 and €999 plans. IMOJA handles enquiries and agrees appointments with you. With Full-Service Sale, IMOJA conducts the viewings.
Who communicates with buyers?
IMOJA handles the initial buyer communication and passes viewing requests and commercial offers to the owner. Buyer personal data is shared only where necessary for the process.
Which property portals will be used?
The included package covers Idealista, Imovirtual, OLX, CustoJusto, Kyero and imoja.pt for the agreed 90-day term. Each third-party portal applies its own listing rules and may reject or remove a property. Paid advertising budgets and portal boosts remain separate unless agreed otherwise in writing.
Is Online Sale exclusive?
No. You may work with other agencies. You sign two agreements: a non-exclusive mediation agreement with €0 mediation remuneration and a separate agreement for the €499 or €999 service. Both are available in My IMOJA before you sign and pay. Neither renews automatically.
Does the plan guarantee a sale?
No. Demand, price, condition, documents, buyer finance and seller decisions all affect the outcome. IMOJA provides the agreed service but cannot promise a buyer or completion date.
Options and upgrades.
Can I use my own photographs?
Yes. Online Sale uses suitable photographs supplied by the owner. Basic cropping, light correction and sequencing are included. Images must be accurate, professional enough for publication and free of third-party rights problems.
Can IMOJA organise professional photography?
Yes. A photo session can be arranged from €250 + VAT (€307.50 total), subject to the property and location. Standard professional photography is included in Full-Service Sale.
What document help is included?
IMOJA gives you a clear list of the documents to prepare and identifies what is still missing. A lawyer or solicitor remains responsible for legal checks, contract advice and representation; tax advice is also separate.
What is Online Sale + Completion Support for €999 total?
The €999 total includes VAT and everything in Online Sale. You still supply suitable photographs and host viewings. After you accept an offer, IMOJA coordinates dates, documents and your chosen professionals. The service includes one visit by IMOJA to attend the final transfer signing in mainland Portugal. Choose the package before activation. Independent professional fees are separate, as are any agreed repeat visits once IMOJA has travelled or attended.
Can I move from Online Sale to Full-Service Sale?
You can request a change. IMOJA confirms whether it can take on the service and provides a new agreement showing the fee, any amounts already due and any agreed credit for Online Sale. A change of service or credit is not automatic.
Do you offer a direct purchase option?
Selected properties may be assessed for purchase by SONHESQUEMA, LDA as principal. An offer is not automatic and may be below open-market potential in exchange for speed or certainty. Direct purchase and mediation are separate processes.
Full-Service Sale.
Does every estate agency charge 5%?
No. Agency fees vary, and 5% is not a universal market rate. It is used as an illustrative percentage-based agency scenario. Compare the total VAT-inclusive price, the services included and each party's responsibilities. IMOJA Online Sale costs €499 including VAT for 90 days, with the owner hosting the viewings.
How much does Full-Service Sale cost?
Exclusive Full-Service Sale costs 2% + VAT, minimum €2,460 including VAT. Without exclusivity it costs 3% + VAT, minimum €3,690 including VAT. There is no payment at signature. The agreement provides for 50% at the promissory sale agreement (CPCV) as an advance and 50% after completion, with final reconciliation under the contract and applicable law.
Why can IMOJA charge 2% when some agencies charge 5%?
Our price reflects how we operate: one central team, online administration and no network of public branches. Full-Service Sale includes photography, viewings, negotiation and completion coordination. Compare those tasks and the VAT-inclusive total when reviewing agency offers.
Why does Full-Service Sale use a percentage instead of a fixed fee?
Full-Service Sale covers photography, marketing, viewings, negotiation and completion coordination. Its fee is based on the sale price, subject to a minimum. If you can host viewings yourself, compare the fixed-price €499 and €999 plans.
What does exclusive mean?
IMOJA is appointed as the sole agency for the agreed term and scope. The written mediation agreement explains the owner's rights, the effect of exclusivity, when the fee becomes payable and the termination conditions. Review these terms before signing.
Why is non-exclusive Full-Service Sale 3%?
A non-exclusive instruction lets the owner appoint other agencies. IMOJA still invests in its own marketing, enquiries, viewings and negotiation without controlling the whole process. The higher fee reflects that additional duplication and commercial uncertainty.

What is My IMOJA?
My IMOJA is your private client account in English, Portuguese or Russian. No account is needed for the first request. After verifying your client relationship, we send a personal invitation to create a password. The account first shows the property review and service choice; messages, files, publication records, viewings and offers become available when your service is activated.
Do I need separate Idealista or Imovirtual apps?
No. IMOJA manages the agreed listings and buyer enquiries. In My IMOJA you can follow your property's progress, exchange messages and see publication links, viewing requests and offers as the team records them.
Will I see live statistics from every portal?
You can see the publication links and statistics that the team has recorded from the portals, including the date of each update. These are recorded snapshots, not a live feed. The account also shows viewing requests, offers and messages when available for your property.
Are my data and documents secure?
Access to the private account and files is restricted to the client and authorised staff. The initial selling form does not ask for identity or bank documents. The Privacy notice explains what we collect, why we use it and how to request access or deletion.
How do I ask IMOJA to delete my data?
Email geral@imoja.pt from the address connected to your account. IMOJA may verify your identity before acting and will explain any information that must be retained for a legal reason.
Working with IMOJA.
Can the IMOJA buyer service cost €0?
The buyer can be charged €0 directly by IMOJA only where IMOJA is paid from the seller side or through agreed co-brokerage. In that situation IMOJA is not the buyer’s independent representative. Roles and separate professional costs are confirmed first.
Can you provide a credit intermediary?
IMOJA can introduce an appropriately authorised credit intermediary to compare available terms or help identify a suitable financing option. The intermediary acts under separate terms and lending approval remains with the lender.
Does IMOJA have physical offices?
IMOJA works online from a central office, without a network of customer-facing branches. This keeps overheads down. The team arranges work at the property and attends in person where the chosen service requires it.
Who reviews my property information?
An IMOJA team member reviews the property information and documents used in our work. If a point needs legal, tax, credit or technical advice, it goes to the qualified professional you appoint.
Can I withdraw within 14 days?
If you contract online as a consumer, you normally have 14 days to withdraw. If you ask IMOJA to start during that period, IMOJA first obtains a separate express request and explains any proportionate amount that may be due for work already performed. Payment does not remove mandatory consumer rights. The exact notice and withdrawal form are supplied with the contract.
