Is this an average asking price?

No. It is the median value per square metre from completed family-home sales recorded in official administrative data over the preceding 12 months.

Can I multiply my area by this value to set the asking price?

That produces only a rough benchmark. Exact location, property type, condition, floor, outdoor space, parking, records and current competing supply can materially change the result.
