A property in Ericeira, Mafra town, Malveira or Venda do Pinheiro should be compared with homes in the same local market. Do not treat the municipal figure as a beach-front price, or confuse Mafra municipality with the parish of the same name.
For an apartment, compare floor, lift, parking, condition and condominium costs. For a house, distinguish the habitable area from the plot, annexes and outside space before comparing prices per square metre.
Keep current asking prices and confirmed completed-sale evidence separate. The INE median provides historical context; an initial commercial review adds the property's location, documents and current competing supply.
