The trade-off

What stays with you.

Exclusivity gives one agency control of the marketing and enquiry history. The precise term, obligations and termination rules are those in the agreement you review and sign. Independent legal, tax, technical, banking and notarial work remains separate.

How it works

From review to launch, in four steps.

  1. Review

Confirm the property details, documents, timing and price.

  2. Agree

Review the written scope, term, fee and obligations.

  3. Launch

Prepare the agreed marketing and launch the property.

  4. Progress

Coordinate enquiries, viewings, offers and next steps.

Before you submit.

Why is the exclusive fee lower?

With one appointed agency, our team can manage pricing, presentation, enquiries and viewings as one coordinated process. This greater certainty supports IMOJA’s lower 2% + VAT fee (2.46% total at the current mainland rate).

What is the minimum fee?

The minimum IMOJA fee is €2,000 plus VAT (€2,460 total at the current 23% mainland rate), even where 2% of the final sale price would be lower.

When is the fee paid?

There is no payment on signature. The agreement provides for 50% at the CPCV as an advance against the final remuneration and the remaining 50% after completion, with final reconciliation and the refund treatment required by the validated agreement and applicable law if completion does not occur.

What does exclusivity legally mean?

Its precise effect depends on the written mediation agreement. Review the term, owner obligations, when the fee becomes payable and the termination provisions before signing.
