Why is non-exclusive more expensive?

IMOJA carries marketing and follow-up costs without controlling the whole sales process or knowing whether another agency will complete the transaction.

What is the minimum fee?

The minimum IMOJA fee is €3,000 plus VAT (€3,690 total at the current 23% mainland rate), even where 3% of the final sale price would be lower.

When is the fee paid?

There is no payment on signature. The agreement provides for 50% at the CPCV as an advance against the final remuneration and the remaining 50% after completion, with final reconciliation and the refund treatment required by the validated agreement and applicable law if completion does not occur.

Can different agencies advertise different prices?

Conflicting prices and information can weaken buyer confidence. Owners should keep the commercial facts consistent and review every agency agreement carefully.
