Allow separately for the time it takes to find a buyer and agree an offer, and the time needed to complete the sale. Documents, finance, bank procedures and legal conditions all affect the second stage. A single promised timescale rarely captures both.
Build a calendar around confirmed milestones
Give each milestone its own line: documents checked, listing published, offer accepted, finance confirmed and final signing prepared. Record the person responsible, the missing information and the next confirmation date. Some tasks happen in parallel, so adding every estimated duration together can be misleading.
A marketing term is also different from a selling promise. The 90 days in IMOJA Online Sale describe the agreed service period. They do not mean an offer will be accepted or the transaction completed by the final day.
- Before publication: confirm property information, photographs and viewing availability.
- While marketing: review enquiries, completed viewings and offers on an agreed review date.
- After an offer: clarify the conditions, financing and outstanding documents.
- Before completion: have each participant confirm that their requirements have been met.
Separate market time from completion time
Market time runs from publication to an accepted offer. It depends on price, local demand, presentation, viewing access, buyer finance and competition. A regional average cannot guarantee the timing of one particular home.
The time needed for completion becomes clearer once the terms are agreed. It may include due diligence, a CPCV, buyer finance, documents, pre-emption rights, mortgage repayment and arranging the final signing. Some steps overlap, but different people are responsible for them and each can face delays.
Save time before the advert goes live
Check the owners, land-register certificate, tax record, use status, energy certificate and condominium position before the first offer. Identify a mortgage, inheritance, power of attorney, tenancy, building work or discrepancy. A week saved at launch can become several weeks lost if the file is first reviewed after a deposit is agreed.
Prepare the photographs, description and viewing arrangements alongside the documents. Decide who will answer enquiries, who will open the property and how quickly offers will be reviewed. Good preparation lets you respond promptly while still making informed decisions.
Use the first weeks to see what needs attention
Publication does not start an automatic countdown. Track impressions, qualified enquiries, viewing requests, completed viewings and offers. Each stage measures something different and helps locate a problem in reach, presentation, availability, price or terms.
Choose a review date before launch and keep the advert consistent across channels. Repeated reductions without a diagnosis can lengthen the sale and weaken negotiation. Keeping a price that produces no response also has a time cost.
Turn an offer into a working calendar
The offer should state finance, deposit, due diligence, included items, intended date and dependencies. A buyer needing mortgage finance also needs time for documents, valuation and the bank’s decision. Do not present approval as guaranteed before the institution confirms it.
Where a CPCV is used, the official gov.pt guide identifies matters including the parties, property, charges, price, deposit, deadline and default. For each condition, the legal professional should specify who is responsible, which documents are needed and the deadline, including how any extension will work.
Allow for the bank and pre-emption checks
For a mortgaged sale, the seller should request the settlement amount and discharge procedure. Banco de Portugal states a minimum of ten working days’ notice for total early repayment of a housing loan; the bank’s operational and registry timetable still needs to be coordinated.
Some properties or leases involve rights of first refusal. For public-body rights processed through Casa Pronta, the bodies have ten working days to respond after the notice. Allow for that period at the appropriate stage of the sale; it does not represent the total time needed to sell.
Casa Pronta explains that the act can be booked quickly when every document is available. The service cannot repair missing records or replace the buyer’s, bank’s or municipality’s timetable.
Use three dates instead of one promise
Build a fast, expected and cautious scenario. For each, record assumptions about price, viewings, finance, documents, the bank and appointed professionals. Update the calendar when one dependency changes and tell the parties.
