Data availability and refresh frequency depend on each connected portal. IMOJA does not scrape portal interfaces.

Before work begins

The initial form does not sign a contract. After IMOJA reviews the property and verifies the contracting parties, the final price, 90-day term, scope and withdrawal information are shown together in the protected contracting stage.

  2. Review the immutable agreementDownload the exact PDF and pre-contract information before signing.
  3. Choose the start dateAny request to begin within the 14-day withdrawal period is separate and explicit.
  4. Sign securelyUse CMD or an appropriate EU-qualified provider and receive the signed PDF with its audit record.
  5. Keep your copyThe signed PDF and withdrawal form remain downloadable and are sent by email.

Online Sale questions.

When is the €499 paid?

€499, including VAT, is charged once when an accepted property's Online Sale service is activated, after the applicable agreement and pre-contract information have been supplied. It is not deferred until a sale and it is not a percentage commission. Creating a Property File remains free.

What happens if the property does not sell?

The €499 pays for the agreed work delivered from activation and throughout the service period, so failure to sell does not by itself create a refund. Online Sale does not guarantee a buyer or completed sale, and there is no automatic renewal. Statutory withdrawal rights and remedies for a service not provided as agreed remain unaffected.

Is Online Sale exclusive?

The 90-day service is offered together with one exclusive mediation instruction for regulated activity so the listing, buyer communication and offers remain coordinated. Neither renews automatically. The written documents explain private-buyer and introduced-buyer situations before you sign.

Which portals will carry my property?

The channel plan is confirmed for the individual property before publication. It may include Idealista, Imovirtual, OLX, IMOJA and other suitable contracted channels. IMOJA does not promise an unspecified list of every portal.

Can I upgrade after receiving an offer?

Yes. Completion Support is €999 total including Online Sale. If Online Sale is already active, the remaining €500 is paid when the written upgrade is activated. It adds the agreed administrative completion support and is not dependent on completion. If you switch to Full Agency, any credit for the €499 already paid is stated expressly in the replacement agreement.

Can I withdraw within 14 days?

If you contract online as a consumer, you normally have 14 days to withdraw. IMOJA begins during that period only after a separate express request. If you then withdraw, a proportionate amount may be due for work already performed. Payment at activation does not remove mandatory consumer rights; the exact notice and withdrawal form are supplied with the contract.
