Is a fixed-fee estate agency right for your sale?
Online Sale costs a fixed €499 including VAT for one property and 90 days. The fee covers the agreed listing and enquiry service. When choosing, consider who will handle the other steps, including viewings and completion.
€499 · Online Sale
You have suitable photographs and can host viewings. IMOJA prepares and publishes the listing, handles initial buyer enquiries and sends you the offers. Completion coordination is outside this package.
€999 · Online Sale + Completion Support
You host viewings but would also like help through completion. This separate package costs €999 in total, including VAT. Check the written service details before choosing.
2% or 3% + VAT · Full Service
You want IMOJA to conduct viewings and support negotiation. Choose 2% + VAT with exclusivity or 3% + VAT without exclusivity. Minimum fees apply and are shown in the full price list.

When is the €499 paid?
The initial property review is free. If you decide to proceed, you receive both agreements before signing. The service starts after the required signatures and payment of €499 including VAT. The 90-day publication term starts with the first publication.
What happens if the property does not sell?
You may extend Online Sale for another 90 days for €499 including VAT. The extension starts only after you expressly accept a new written agreement or addendum and complete the agreed payment. A buyer or completed sale is not guaranteed.
Does the contract renew automatically?
No. Five days before expiry, IMOJA sends a reminder and offers the option to extend. Without your express written acceptance, the service and contract end on the stated date.
Is Online Sale exclusive?
No. You may appoint and work with other agencies during the service. The 90-day Online Sale uses a non-exclusive mediation agreement with €0 mediation remuneration for the regulated agency work, plus the separate fixed-price services agreement. Neither agreement renews automatically. Both are supplied in full before authenticated acceptance and payment in My IMOJA.
Which portals will carry my property?
The included package covers Idealista, Imovirtual, OLX, CustoJusto, Kyero and imoja.pt. IMOJA prepares and publishes the approved listing for the agreed 90-day term. Each third-party portal applies its own rules and may reject or remove a listing. Paid advertising budgets and portal boosts are separate unless agreed in writing.
Can I add Completion Support later?
Online Sale + Completion Support is a separate €999 package that should be selected before activation. If Online Sale is already active, ask IMOJA to assess a change separately. Any new scope, price or credit must be confirmed in a new written agreement before it applies.
Can I withdraw within 14 days?
If you contract online as a consumer, you normally have 14 days to withdraw. IMOJA begins during that period only after a separate express request. If you then withdraw, a proportionate amount may be due for work already performed. Payment does not remove mandatory consumer rights; the exact notice and withdrawal form are supplied with the contract.
