Key point

Good property photographs help buyers understand the layout, light and condition before a viewing. Show the home clearly and accurately so people can decide whether it suits them. Heavy editing may attract attention, but it can also create expectations the property cannot meet.

The camera notices what daily life hides

Walk through the property once without taking photographs. Look at every room from the doorway, because that is close to the first view a buyer will receive online. Remove anything that interrupts the shape of the space: drying racks, visible cables, overflowing surfaces and furniture that narrows the route through the room.

The aim is not to remove every sign of life. A home without any character can feel as artificial as one filled with personal belongings. Keep a few elements that explain how the space is used, but remove private photographs, documents, medicines, valuables and anything that reveals personal routines.

Prepare the room before reaching for the camera

Open blinds, switch on working lights and clean reflective surfaces. Make the beds properly, align chairs and towels, close toilet lids and clear kitchen worktops. Small inconsistencies become surprisingly prominent in a still image.

Do not disguise damage or create a version of the property that disappears when the buyer arrives. A stain, unfinished repair or awkward feature may need an honest explanation and appropriate professional review. Photography should make the real property easier to understand, not replace it with an invented one.

  • Clean windows, mirrors and glossy kitchen surfaces
  • Remove bins, cleaning products and visible laundry
  • Test every light before the photo session
  • Keep doors consistently open or closed throughout the sequence

Arrange the photographs as a tour of the home

A useful gallery answers a simple question: how does this property fit together? Begin with the exterior or entrance, move into the principal living space, then show the kitchen, bedrooms, bathrooms, storage, outdoor areas and relevant access or parking.

Take at least one wide establishing view of each important room, followed by a second angle only when it adds information. Ten coherent photographs are more useful than thirty similar images of the same sofa, terrace or decorative detail.

  • Show the relationship between the living room and kitchen
  • Include useful storage, balconies, terraces and parking
  • Photograph the view from the property as well as the façade
  • Avoid repeating almost identical angles

Use light and perspective without changing the truth

Natural daylight is usually easiest to read, but direct sun can produce dark interiors and white windows. Photograph when the light is balanced, keep the camera level and use a height that feels natural rather than shooting from the floor or above your head.

A wide lens can help explain a small room, but excessive distortion makes furniture and walls look misleadingly large. Avoid heavy filters, artificial skies and digital removal of permanent features. Buyers should recognise the property when they arrive.

Upload files the team can actually use

Upload the original image files to My IMOJA rather than screenshots or photographs forwarded repeatedly through messaging applications. Original files preserve enough detail for cropping, straightening and publication on different portals.

Put the images in a sensible order and add a short note when the room or feature is not obvious. Before uploading, check mirrors, windows and reflective appliances for faces, registration plates, documents or other private information.

  • Use the original JPEG, PNG, WebP or another supported image file
  • Upload several useful angles in one session
  • Review the preview and remove accidental duplicates
  • Keep people and personal information out of the frame

Choose how much of the sale you want to handle

If you already have suitable photographs and are comfortable hosting viewings, Online Sale costs €499 total, VAT included. The €999 package keeps the same arrangement and adds support after you accept an offer. Choose it before service activation; a later change needs a separate written agreement.

If you prefer IMOJA to arrange professional photography, host viewings and coordinate the sale, Full-Service Sale costs 2% + VAT with exclusivity or 3% + VAT without exclusivity. Choose according to how much of the work you want to handle yourself.
